About the Land: This is a highly productive Platte River Valley farm located within Buffalo County, just east of the City of Kearney. The farm includes 66.66 tax assessed acres, and its soils consist exclusively of Class I Hord silt loams and is a level farm. Water for irrigation is provided by two wells, and is currently gravity irrigated with pivot irrigation potential. The farm has direct access and visibility provided by the divided four-lane Kearney East Expressway, and is located 1 1/2 miles north of the East Kearney Interstate 80 Interchange.

Method of Sale: The sale will be a online auction of the real estate as one unit selling at absolute auction.
Title: Sellers & buyer to split the title insurance and closing cost. Seller will pay all documentary stamps.
Real Estate Taxes: Seller to pay all 2019 and previous year’s taxes. The 2020 and subsequent years will be the responsibility of the buyer.
Auction Site: The auction will be online only bidding on our website at www.MarshallBid.com with bidding extensions. If a bid is placed with less than 5 minutes left, the time on the auction will reset to 5 minutes left until no bids are placed in the last 5 minutes.
Earnest Deposit: Buyer is required to pay a $75,000 nonrefundable Earnest Deposit immediately following auction with the signing of an Adam Marshall Auctioneers & Land Brokers, LLC purchase agreement.
Closing: Cash or Certified Funds due upon closing which is to be on or before May 11th, 2020 or other date as agreed upon by sellers and buyer. Buyer will have full possession upon closing for the 2020 crop year. Buyer will be allowed to start field work April 10th, 2020.
