About the Farm: Well located tract of land in northern Phelps County. According to the assessor there is 154.59 acres. Provides access to several local grain elevators. A highly productive farm with good soils and a 2001 Valley 7 tower sprinkler system. Soils consist of a Hord Silt & Kenesaw Silt Loam. The farm has an electric well with Western Land Roller Pump, 40HP electric motor and underground to the center pivot and the west driveway to a riser.

Method of Sale: The sale of this property sells at Live Auction subject to seller confirmation. Property will be offered as one unit. The auctioneer will determine the bid increments.
Payment: 10% deposit required day of auction with the signing of an Adam Marshall Land & Auction, LLC purchase agreement. Certified or personal check accepted. The balance will be due at closing on March 9th, 2022.
Possession: Full possession of the property will be given upon closing.
Financing: This sale is NOT contingent upon buyer’s financing. Prospective buyers should make their financial arrangements prior to the auction.
Condition: This property is selling in “As Is” condition. There are no warranties expressed or implied to the condition of the property
