Method of Sale:  The sale will be a online auction of the real estate as one unit selling at minimum bid auction of $225,000. The property will sell if the minimum bid is met of $225,000

Registration For Auction: All bidders must register on our website at www.MarshallBid.com . By bidding in the auction, you agree to the terms and conditions of the auction

Title:  Sellers to pay for 1/2 Title Insurance costs and escrow closing costs and all documentary stamps. The buyer will pay the other half at closing.

Real Estate Taxes:  Seller to pay all 2019 and previous year’s taxes.  The 2020 taxes will be prorated to the date of closing. Subsequent years will be the responsibility of the buyer.

Auction Site:  The auction will be online only bidding on our website at www.MarshallBid.com with bidding extensions. If a bid is placed with less than 5 minutes left, the time on the auction will reset to 5 minutes left.

Earnest Deposit:  Buyer shall be required to pay a $25,000 nonrefundable Earnest Deposit immediately following auction with the signing of an Adam Marshall Land & Auction , LLC purchase agreement.

Closing:  Cash or Certified Funds due upon closing which is to be on
January 4th, 2021. Buyer will have full possession upon closing. If buyer would like to use the property sooner, an additional $50,000 nonrefundable earnest deposit will be paid to Adam Marshall Land & Auction, LLC. Closing will stay take place on January 4th, 2021.

Condition: The property will be sold in as-is condition with no warranties expressed or implied.

 Financing: The sale of the property is not contingent upon financing. All prospective bidders will need to make arrangements prior to the auction if they require financing.
