Method of Sale: The sale of this property sells at Online Auction on April 7th, 2022 subject to seller confirmation. Property will offered via online auction on the auctioneer’s website at www.marshallbid.com

Payment: The winning bidder will be required to make a $10,000 down payment required day of auction with the signing of a Adam Marshall Land & Auction, LLC purchase agreement. Certified or personal check accepted. The balance will be due at closing on May 9^th, 2022

Possession: Full possession of the property will be given upon closing.

Financing: This sale is NOT contingent upon buyer’s financing. Prospective buyers should make their financial arrangements prior to the auction.

Condition: This property is selling in “As Is” condition. There are no warranties expressed or implied to the condition of the home or property.

Taxes: 2021 and previous years real estate paid by the Seller. The 2022 taxes will be prorated to the date of closing.
