Method of Sale: The property sells at Live Auction subject to seller confirmation of final bid. Online bidding will offered to bidders who meet the qualifications. The property will be offered as individual tracts and a combination.

Payment: The winning bidder(s) will be required to make $100,000 non-refundable deposit on the farm and $25,000 deposit on the home tract the day of auction with the signing of an Adam Marshall Land & Auction, LLC purchase agreement. Wire transfer, certified or personal check accepted. The balance will be due at closing.

Closing: Closing to be on October 4th, 2023 or sooner.

Possession: Full possession of the property will be given upon closing, subject to the current tenant’s lease. The buyer will receive full possession of the farmland March 1st, 2024. The steel building on the homesite is leased through October 31st, 2023.

Financing: This sale is NOT contingent upon buyer’s financing. Prospective buyers should make their financial arrangements prior to the auction.
