Method of Sale:  The sale will be a live auction of the real estate in one parcel selling at absolute auction with no reserve.

Earnest Deposit:  Buyer shall be required to pay a 20% nonrefundable Earnest Deposit immediately following auction with the signing of an Adam Marshall Auctioneers & Land Brokers, LLC purchase agreement.

Title:  Title insurance will be used for evidence of marketable title. The cost of the owner’s title insurance and escrow closing fee will be split equally between the buyer and the seller.

Taxes:  Seller to pay all 2017 and previous years taxes.  The 2018 taxes will be prorated to the date of closing split between Seller & Buyer (based on the most recent tax data available.)

Closing & Possession:  Cash or Certified Funds due upon closing which is to be on or before November 1st, 2018. Buyer will receive full possession at closing.

Financing: The sale of the property is NOT contingent upon financing. All prospective bidders will need to make arrangements prior to the auction if they require financing. Please visit with your bank about their procedures for buying at an auction.

Absentee Bidding: Bidding on someone’s behalf or via cell phone must be approved by the auction company 24 hours in advance of the auction.

Condition: The property will be sold in as-is condition with no warranties expressed or implied.
