About the property: Located less than 20 minutes from heart of Kearney is a great acreage with 10 acres, home and building. This home can be yours selling at absolute no reserve auction. The house has 2,120 SF, 3 bedrooms on the main floor along with a partially finished basement. There is one bath on the main floor with a upright tub along with a 3/4 bathroom in the basement that needs finished. The home has several updates including updated windows, new Trane heat pump in 2022, new roof in 2022, and some siding has been replaced.

Outside you’ll find a large 54x96FT Morton steel building with two overhead doors. Part of the building has some insulation and 12 x 12ft mezzanine. This portion of the building has a 24ft wide electric overhead door. The main portion of the building has a dirt floor with 26ft x13.5ft wide electric overhead door (insurance is replacing with a new door shortly) There is well established windbreak to the north of the property.

Auction Terms:

All bidders will sign a bidder registration form regardless if online or in person at the auction stating you agree to the terms of the auction. Auction company will require a pre-approval letter in order to register.

Method of Sale: The sale of this property sells on November 22nd, 2022 at Absolute Auction with a live in person auction. Online bidding for absentee buyers will be offered.

Payment: The winning bidder will be required to make a $10,000 down payment required day of auction with the signing of a Adam Marshall Land & Auction, LLC purchase agreement. Certified or personal check accepted. The balance will be due at closing.

Possession: Full possession of the property will be given upon closing on December 22nd, 2022.

Financing: This sale is NOT contingent upon buyer’s financing. Prospective buyers should make their financial arrangements prior to the auction.

Condition: This property is selling in “As Is” condition. There are no warranties expressed or implied to the condition of the home or property.

Taxes: 2021 and previous years real estate paid by the Seller. The 2022 taxes will be prorated to the date of closing.

Title: Seller to convey title by warranty deed. Merchantable title will be made available. The cost of title insurance and escrow closing fees to be divided equally between the buyer and seller.
